Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and a completed application along with the required fees is what secures your place in line. At Northeast Realty + Co., we believe in a transparent and straightforward process, so we always recommend submitting your application as soon as possible to avoid missing out on a home you love. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to moving in. Certain properties may also require last month’s rent upfront. Our team will walk you through the exact costs associated with your specific rental so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. Every adult occupant who will be residing in the unit is required to submit their own application. -
Is the deposit refundable?
Yes, security deposits are generally refundable provided the unit is returned in good condition, with no damage beyond normal wear and tear, and all lease terms have been fulfilled. Deductions may apply for unpaid rent, damages, or necessary cleaning fees. We handle this process with the same transparency and integrity that guides everything we do. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history qualifications on their own. Cosigners must satisfy our financial requirements and will be asked to sign a guarantor agreement. Our team will let you know clearly and promptly if a cosigner is needed during the review process. -
You have a property I want to rent. How do I apply?
We make the application process as seamless as possible. Applications can be submitted online or in person and must include a completed application form, the application fee, and supporting documentation such as proof of income and a valid photo identification. Our team is here to guide you through every step. -
How do I pay rent?
Rent payments can be made conveniently online through our tenant portal, by automatic bank transfer, or by check or money order depending on the options available for your property. We prioritize making the rental experience as smooth and modern as possible for every tenant we serve. -
I want to get a pet. What should I do?
Before bringing a pet into your home, we ask that you review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific breed or size restrictions. We are happy to help you understand what is permitted at your property. -
I want to move out, but my roommate wants to stay. What should I do?
Because all tenants listed on a lease are jointly responsible for the full lease term, a situation like this requires a thoughtful approach. The remaining tenant may need to qualify independently or identify a replacement tenant who meets our application requirements. We encourage open communication and will work with all parties to find the best path forward. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice within a specific timeframe before your move-out date. We ask that you review your lease carefully for the required notice period and submit your intent to vacate in writing before that deadline. Our team is available to answer any questions and ensure your move-out process goes smoothly. -
Who is responsible for paying for repairs & maintenance requests?
Northeast Realty + Co. is committed to maintaining every property to a high standard. Our team handles routine maintenance and repairs in a responsive and timely manner. Tenants may be held responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels so we can address them with the care and urgency they deserve.
