Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the property before the transaction is complete. At this stage, all contingencies should be satisfied and the seller's belongings should be fully removed from the home. The final walk-through typically takes place the day before or the morning of closing.

Closing

When you are satisfied with the final walk-through, the closing process begins. You, the seller, and the closing agent will review and sign the settlement agreement, which details every financial transaction conducted throughout the process. You will sign your loan documents and deposit the remaining balance of your down payment and closing costs into escrow. Funds can be delivered either via a certified bank check made out in the amount specified on the settlement statement, or electronically wired directly to the escrow account. Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office and ownership of the property will officially transfer to you.
