Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

Price Is Not the Only Variable

The highest offer is not always the best offer. Terms, contingencies, financing strength, and buyer reliability all factor into which offer truly serves your interests. Our team evaluates every proposal with a complete picture in mind, not just the number on the page.

Negotiating With Purpose

We approach every negotiation with integrity and a clear commitment to your priorities. Our goal is to secure the best outcome for you while keeping qualified buyers engaged and the deal moving forward.

The Initial Agreement and Deposit

Once both parties reach agreement, you will sign the Purchase Agreement and the buyer will place a deposit into escrow. An escrow agent, either a title company or an attorney, serves as the neutral third party responsible for holding and distributing all funds through to the closing date.

A few important practices to keep the process on track:

  • Keep written records of everything including counter-offers, verbal agreements, and addendums, and ensure both parties sign all documentation. We will draft and provide copies for all relevant parties
  • Stay on schedule by meeting all contingency deadlines outlined in the Purchase Agreement. Staying on track keeps the process clean, reduces stress, and ensures neither party falls into breach of contract

Tips for Selling in the Greater Boston Market

Deep Clean icon

Deep Clean Before You List

First impressions are everything in real estate. Before your property hits the market, invest in a thorough deep clean. Scrub bathrooms, wipe down every surface, mop floors, clean rugs, and if needed, bring in a professional cleaning service. A spotless home signals to buyers that the property has been cared for.

Declutter With Intention

Clutter is one of the most common barriers between a buyer and a genuine emotional connection to your property. When buyers walk through a clean, organized space, they can picture their own lives unfolding there. Removing excess belongings, mail piles, and personal items allows the property itself to do the selling.

Address Repairs Before Listing

A property in good repair communicates pride of ownership. Take care of outstanding maintenance items before going to market. Buyers who see a well-maintained home arrive with more confidence and fewer objections, and that translates directly into stronger offers.
